Project Highlights

Demolition of ageing dementia ward including the management of asbestos risk, to construct a new 18 bed Memory Support Unit.
Refurbishment of all remaining resident rooms and common areas.
Site-wide upgrade of fire protection services including the addition of pumps and tanks requiring close work with QFRES.
Lead Consultants were engaged as project managers for the redevelopment of the Mackay Homefield aged care facility. Lead was responsible for the 11,000,000 dollar redevelopment to establish the site as Blue Care’s fully integrated facility in Mackay. This project did not just involve the complete redevelopment of the site but also the facilitation of the move and consolidation of respite services. This involved demolition, decommissioning and divestment of secondary sites, and investment of bequest funds to upgrade community assets. The facility itself received a full a refurbishment and Blue Care now offer a premium Memory Support Unit in Mackay.

Obstacle

The site was to remain fully operational with minimal loss of bed revenue during construction. The capacity of existing fire protection services was unknown, and defects discovered during construction required prompt problem solving and resolution. Bequest funds made available needed to be spent in accordance with testamentary wishes.

Our Approach

Lead Consultants successfully delivered a fully integrated project which captured many aspects of an aged care facility including, demolition, new-build, refurbishment and upgrade of services. The extensive analysis prior to the project commencement enabled a complex staging and sequence of works to be introduced. This strategy ensured the facility incurred a minimal loss of revenue and the impact on residents was minimized so their space could be respected and they could continue to enjoy their home. Despite risks to the site such as Asbestos and the extensive logistical undertaking of service relocation from many areas of Mackay, the project was delivered almost 200,000 dollars under budget. On completion of the project, the renovated site received universal praise by federal and state members of parliament and the Mayor of Mackay.
