13th Avenue Apartments

Project Highlights

Developed concept design of the landscape to achieve relevant Council approvals
A collaborative approach towards landscape design with client and architect to deliver an integrated and considered design.
The design provided amenity to both the development, and the surrounding urban environment including 3 prominent street frontages.
LEAD were engaged to prepare a Statement of Landscape Intent for a new apartment development on the Gold Coast Highway in Palm Beach. The design process involved analysis of the site’s regional and local context, topography, orientation, and existing characteristics to ensure a considered design was reached which responded to the site’s context. The design included softscape and hardscape treatments to the ground floor and incorporated high-quality materials and finishes and feature planting to create a unique visual identity for the development while utilising a mixed hardy tropical plant palette to effectively deal with the exposed beachside conditions of the site.

Obstacle

The proposed development’s high exposed location with street frontages to the Gold Coast Highway, 13th Avenue and Jefferson Lane meant the provision of planting and amenity to the surrounding streets was a key consideration in the design. Also, the ground floor pool deck and terraces formed the communal open space areas of the development so opportunity for recreation within an accessible and legible environment was essential to the success of the project.

Our Approach

LEAD approached the design with the understanding that by maximising the area for planting to the ground floor internal areas, would also provide amenity to the exposed street frontages of the site. Large feature tree plantings and a formal arbour entry area were included to ensure the development responded positively to the surrounding urban environment whilst also providing sanctuary and interest to the site and its users. A large tiled communal terrace to the pool area was provided for positive recreation and social interaction and extensive feature and screening planting was used throughout the design.
